A New Discussion in the Real Estate Sector: Real Estate Offices with Shared Desks and Possible Risks Recently, there is a new business model that has attracted attention in the real estate sector: desk-sharing real estate offices. In this model, a real estate firm rents the working areas inside the office to brokers. However, I have studied this system a little more closely and I have serious concerns. Unsupervised Entry Can Create Security Problems in the Industry With this system, inexperienced people can easily step into the sector. a 16-year-old child, even an 80-year-old who is spending his retirement at home, can consider himself a real estate agent and get a place in the market. This situation prevents the reliable execution of real estate purchases and sales. Unfortunately, it is inevitable that someone with a lack of knowledge and experience will make misdirections in such an important sector. This can also lead directly to consumer victimization. Financial Transparency and the Risk of Money Laundering Another danger of this model is from a financial point of view. When 120, 250 or 400 brokers work under a parent company, financial audits and control mechanisms are disabled. The environment can be prepared for illegal activities such as money laundering. The lack of supervision of such a system can be one of the biggest problems in the industry. Consumer Victimization May Increase The real estate sector is an area that requires transactions based on accurate and reliable information. However, with this model, the fact that people who do not have information start trading in the market can lead to serious grievances. If people encounter these unsupervised people instead of professional people with years of experience, they may suffer damage both in the real estate buying and selling processes and they may experience loss of trust along with the money they have lost. Supervision and Regulation are Mandatory My opinion is that such business models should definitely be subject to strict supervision. The real estate sector should be based on the principles of trust, transparency and professionalism. If this system becomes more widespread, many people in the sector will suffer victimization and trust will continue to be damaged. Therefore, I am of the opinion that such systems urgently need to be audited and regulated. In order for the real estate sector to grow in a healthy way, inexperienced people should be prevented from taking a place in the sector and the professionalism level of the sector should be increased.
