Rent Increases Can Be Made Once a Year
According to the Turkish Code of Obligations in force, rent increases can only be made once a year and on the renewal date of the contract. Unless otherwise stated in the contract, this increase rate cannot exceed the 12-month average Consumer Price Index (CPI) rate announced by the Turkish Statistical Institute (TÜİK).

Can a Different Agreement Be Made Between the Parties?
If an agreement has been made between the parties regarding the rent increase rate, this rate will also be valid, provided that it does not exceed the CPI limits. However, the agreement between the tenant and the landlord cannot go beyond the legal framework. Therefore, the first rule to be considered regarding rent increases is to observe the limits set by the law.

What happens if there is no contract?
If there is no lease agreement, the CPI average is taken as basis since there is no regulation on the rate of increase. In addition, the courts also take this rate into account in similar cases. Therefore, the existence of a written contract is very important to protect the rights of the parties.
