SARIALİOĞLU A Detailed Review of Housing Prices in Districts

According to CEESS Global data, Esenyurt district of Istanbul topped the list with a value increase of A in one year, with a square meter price of 17,719 TL and an average house price of 1,949,090 TL.

This vitality in housing sales was evaluated together with factors such as the decrease in housing prices and loan interest rates and the loan facilities offered by banks. Considering the difficulty of owning a home, especially in big cities, the decline in sales and the slowdown in the rate of price increase stood out as an important agenda item. However, this does not seem to be reflected in average house prices.

According to CEESS Global's data, Kuşadası district of Aydın experienced the highest increase in average house prices after Esenyurt. As of February 2024, the average house price in Kuşadası was determined as 5,546,100 TL, while the square meter price was 36,974 TL and the annual price change was r.

Antalya Alanya, which is preferred by foreign investors, was another noteworthy district of the list. In Alanya, where the square meter sales price was 43,135 TL and the average house price was 4,744,850 TL, the annual price change was E and a total of 20,255 houses were sold.

Another district that stood out due to the earthquake effect was Çankaya district of Ankara. While the average house price in Çankaya was 3,838,640 TL, the annual price change was recorded as r and the number of sales was recorded as 18,644. In Ankara's Keçiören district, 17,269 houses were sold at the end of 2023 and the price per square meter increased to 18,415 TL, bringing the average house prices to 2,393,950 TL.

In Şehitkamil, one of the districts of Gaziantep shaken by the earthquake, while square meter prices increased to 16,726 TL, the average house price was 2,642,708 TL and the annual price change was above `.

Semih SARIALİOĞLU, Chairman of the Board of Directors of CEESS Global, stated that the main reasons for the increase in housing prices are the earthquake disaster, migration and foreign purchases. Sarıalioğlu said, “2023 was a stagnant year for the real estate sector. There was an increase in prices with the increase in demand for summer areas. In addition, after the earthquake, the effect of migration to neighboring provinces and foreign purchases became evident.”
