What is a usufruct right?
A usufruct right is the right of a person to use and benefit from an immovable property for a maximum period of his/her lifetime, provided that the ownership of the immovable property belongs to someone else. In other words, the usufruct right holder can rent, operate or use the immovable property personally; however, he/she does not have the right of ownership.

In which cases is usufruct right used?
It is frequently encountered in cases such as transferring the right to use an immovable property to a person through donation or inheritance,
in
legal arrangementsfor elderly individuals to continue to live in their homes during their lifetime, in
legal arrangements for companies or organizations to use a property for a certain period of time, and in
cases where one of the spouses is granted the right to live for life.
How does the usufruct right expire?
The usufruct right usually ends with the death of the right holder. If it is granted for a certain period of time, the right disappears automatically upon expiration of the period. In addition, the owner of the usufruct right can also lose his right by waiving this right with his own consent or by court decision.
