The Period of Punishment for Exorbitant Increases in Real Estate Ads Has Begun With the regulation that came into force on May 30, 2025, an important step was taken against exorbitant price increases in real estate ads. With the amendment made by the Ministry of Commerce to the Regulation on Real Estate Trade, not only real estate enterprises, but also real estate owners now bear responsibility in this regard. Individuals and institutions that make arbitrary price increases may face administrative sanctions. According to the new regulation, it is forbidden for the owners of real estate to increase prices without justification and incompatible with economic indicators in the advertisements published on the Internet. In the same way, real estate enterprises were prevented from mediating such announcements. Thus, the criminal sanction process has been initiated for both the owners who published the announcement and the intermediary enterprises. According to the statement of the Ministry of Commerce, more than TL 100 million in total was fined to more than 1000 real estate enterprises during the inspections carried out since the beginning of 2025. This application, which previously covered only real estate offices, now includes real estate owners who place ads. Exorbitant price increases are evaluated by taking into account economic indicators such as the exchange rate, inflation and gold. However, a clear definition of the concept of ”exorbitant increase" has not yet been made. Experts note that ads that have increased by more than 70-80 percent in the last year have been examined. The penalty amounts imposed on real estate enterprises can reach up to 150 thousand TL. The amount of penalties to be applied for owners is expected to be at a similar level. Sector representatives emphasize that the Electronic Advertisement Verification System (EIDS) should be put into operation in order to determine the prices in the advertisements more healthily. With the dissemination of this system, it is aimed to prevent unrealistic prices, especially in housing for sale ads. The new regulation also aims to prevent initiatives such as "creating a market perception by entering ads from high", which are frequently encountered in the real estate sector. In the current situation, many real estate offices had decided not to broker ads that set prices far above their actual value. However, with the new regulation, such ads can now be subject to direct legal sanctions. With the new period starting from May 30, 2025, prices in real estate ads will be monitored more strictly. Both real estate enterprises and real estate owners may face criminal sanctions if they publish ads at unrealistic prices. In this context, the accuracy and transparency of the announcements are of great importance for the future of the sector.
